Emergency calls (i.e. toilet overflows, plumbing leaks, no heat/hot water,  etc)

Heating & Cooling

-No HEAT in the property and the outside temperature is 55 degrees or is forecast to be 55 degrees

-No AIR CONDITIONING in the property and the outside temperature is 85 degrees or is forecast to be 85 degrees or above.

 Electrical

-No electricity to major appliances such as primary refrigerator, stove or HVAC units.

-No electricity to over 50% of the home.

 Plumbing

- Clogged sewer line, if there is no usable bathroom in the property.

-Burst water supply lines, Please SHUT OFF the main water line to mitigate any further damage.

 Structural

-Storm damage to roof: tree limbs on roof,etc.

If a vendor is called out and it is not an emergency call TENANT will be billed.
