Rental prices The rental prices on the website are based on 12 month leases. For anything less than 12 months, the following price premium applies: 12 months - Advertised price 6-11 months - Advertised price + 10% 3-5 months - Advertised price + 25% + $100 short-term rental fee due to Coldwell Banker CSR. Security deposit Security deposit is the advertised price if you have reasonable credit. If your credit is below reasonable, we may ask for 1 + 1/2 the advertised price. For more details, contact our office. We charge NO cleaning deposit and NO carpet deposit. Pet deposits are refundable and are $250 for the first pet, $100 for each additional pet. Any tenant that has a dog and is renting a property with a irrigated landscaping will be charged $50 for a landscape inspection by a professional landscaper to ensure the sprinklers, bubblers etc are in working order at the time of move-out. Application fee Application fee is $30 for the first person, $10 for each additional person 18 years or older who will be living at the property. This is due prior to your application being run. If at a later date you wish to add someone to the lease, the charge is $30 for the first person, $10 for each additional person. Application fees are non-refundable, so if you think there is an issue that may get you denied please feel free to contact our leasing specialist who will be able to assist you. Tenant Charges Once you become a tenant, the following charges will apply: Bad Check - $30 Late Payment notice - $25 Late Fees - $10 a day Failure to leave utilities on for period stated in contract after move-out - $50 a utility Irrigation inspection at time of move-out for dog owners - $50 Eviction - Above charges + court costs and attorney costs.
